Rent payments are due on the 1st and are considered late on the 5th. There is a $75 late fee for any rents not paid by closing on the 4th.
Application Process and Screening Policy
An application is available to any person interested in our properties.
Please complete the entire application and return to our office with $45 per adult/per application. Incomplete applications will not be processed. If your application is approved, a lease will need to be signed within 24 hours and security deposit will need to be paid. If lease and deposit are not completed/received within the 24 hours we will move onto the next applicant.
2 months of your most current pay stubs and 2 forms of identification must accompany your application or your application will be considered incomplete and will not be processed.
Please allow 2-3 business days for processing. We will contact you when we have completed the application process. If we cannot verify information on your application, your application may be denied. 3 years of previous rental history is required. When we process applications we look at your credit, criminal, evictions/convictions history. If you have creditor accounts currently in collections your application may be denied. If you have a felony on your record within the last 3 years your application may be denied.
Your take home income needs to be at least 2 – 3 times the rent- if you have roommates each roommate must take home at least 2 times the rent. You must have verifiable employment for last 5 years. We will need 2 months of your most current pay stubs, a current tax return or copies of the last 2 months bank statements. We allow co-signers for first time renters. Cosigner must complete the application process, must provide 2 months most current pay stubs and be able to show they can afford the additional expense.
Any negative report from your background may cause your application to be denied. Incomplete applications will not be processed. Falsified applications will be denied.
If pets are accepted you will need to pay an additional deposit, you will need to provide a copy of renters insurance and we will need a copy of current vaccinations.
Medical marijuana use is not allowed on any of our properties without previous permission from the management company and property owner. Illegal substances are not allowed on any of our properties.
If you have been convicted of illegal manufacture or distribution of a controlled substance or you are a current illegal substance abuser your application may be denied.
